Parkland Roofing

Offering its residents an enviable quality of life and a rural feel, Parkland has plenty of parks, a great school district, and the sunny, warm weather that all of South Florida enjoys. Owning a house in Parkland means being a part of a community that values family life.

If you own a home in the area, you should know that a property that is well maintained will retain or even increase its value for resale. And a big, important part of any home is its roof. How do you know when the time has come for you to have it either repaired or replaced? Here are some of the main warning signs to look for.

How old is your roof?

If you purchased this property new, you have a fairly accurate idea of the age of its roof. However, if it was not new, the information on its age may not be completely accurate and you may have o estimate it. If your roof has shingles either made of wood or asphalt, it should serve you well for some 20 to 25 years. Depending on the maintenance it has received throughout its lifespan.

Another important piece of information when deciding to replace your roof is whether it has only one layer of shingles and is well ventilated or if it has two or more layers on top of the first one. If that is the case, you have to have your roof replaced.

Can you easily see that the shingles are buckling or curling at the edges? Have they fallen?

This is another clear sign that your roof has seen its last days. If a roofer inspects it and finds that in reality, the roof is defective, you may be eligible for reimbursement from whoever installed it. Shingles that have fallen or are missing is another sign to look out for.

Do you constantly find shingle granules in the gutters?

Inspecting your gutters to find out if there are granules in them may give you a clear idea of how your shingles are faring. Granules come off shingles in greater quantities towards the end of their lives.

Does your roof have a spongy feel or bounce?

The only way to be sure of this is actually walking on it, which is something you may not want to do. If you suspect it, call a roofer to do an inspection for you, since a roof that feels spongy or has the bounce of a trampoline is a sure sign that the roof is damaged and needs to be replaced.

While waiting for your roofer to come for the inspection, look up to see if there is any daylight coming in through the roof boards and check out your insulation to verify moisture has not seeped into it.

What can you do to prolong the life of your roof?

The importance of a solid roof can not be overstated. It protects you and your family from the elements and from creatures that may wish to sneak in. Also, replacing a roof is not something that you can just do on a whim, it is an expensive project that can be put off for quite a while by performing regular preventive maintenance on it.

Start by becoming familiar with your roof and how it looks. Although a couple of missing shingles might not seem like a big deal to you, letting them go unattended and waiting until more and more are missing may mean the difference between a small fix and a big roof replacement.

Be aware that the main culprits when it comes to lifting shingles off roofs are, in addition to hail strikes and high winds, tree branches that are swaying back and forth too close to your roof. Remember that even if a tree limb appears to be far from the roof when high winds start blowing, that limb can swing and strike the roof, causing shingles to come off. Branches can also shave granules off shingles, making a replacement unavoidable. Get in the habit of having those tree branches trimmed as soon as they seem to get closer to the roof.
